These Home Essentials apply to all Members, Authorised Representatives (employee, workers, agents or contractors), Guests or anyone who attends a Second Home space. Where we refer to Members, this also includes their Authorised Representatives.

Inclusivity & Respect
Second Home is committed to maintaining an environment free from discrimination and harassment.
- Racism: Any actions or words that discriminate against individuals based on their race will not be tolerated. This includes racial slurs, jokes, or any derogatory remarks.
- Sexism: Gender discrimination, including sexist jokes, comments, or any behaviour that undermines someone based on their gender, is not acceptable.
- Homophobia, Biphobia, Transphobia: Discrimination or prejudice against individuals based on their sexual orientation or gender expression / identity is not acceptable.
- Ableism: Actions or language that discriminates against individuals with disabilities, including making assumptions about their abilities or excluding them from activities, is not allowed.
- Prejudice based on age, ethnicity, nationality, class, gender, gender presentation, language ability, or religion: Any form of discrimination or exclusion based on these characteristics is strictly prohibited. Any behaviour that creates an intimidating, hostile, or offensive environment is unacceptable and may result in further action against those responsible.
- This encompasses all of the above behaviours, as well as;
- Sexual Harassment: Unwelcome sexual advances, requests for sexual favours,and other verbal or physical harassment of a sexual nature.
- Abuse of Power: Misusing authority to intimidate, control, or exploit others.
If you experience or witness any inappropriate behaviour, please report it immediately to the Community Team.

- Turn off lights and devices when not in use, save water, and report any issues.

Health & Safety
Please help us maintain a secure and welcoming environment by following these guidelines.
- Your safety, and that of others, is paramount. Report any hazards, risks, near-misses, or injuries to the Community Team immediately. This includes any worn or damaged equipment Second Home provides for your use.
- We may ask you to remove any items that are deemed obstructive or pose a health and safety risk to others.
- All Members must attend a mandatory Health & Safety tour/induction within the first week of accessing any Second Home spaces.
- Members must PAT testing their own equipment. Proof of testing may be requested at any time.
- Please familiarise yourself with emergency exits and assembly points. Follow all fire alarm and evacuation procedures as instructed.
- The Member Portal contains a copy of the Health and Safety Handbook, Members are required to review this handbook before accessing any of the Second Home spaces.
- Group activities are not permitted after 6pm and before 8:30am, unless organised by the Community Team. This includes the communal spaces and Private Studios. The General Manager’s written consent is required for any exceptions to this time period and an additional charge may apply.
- Any illegal or offensive activities, including the possession of weapons, drugs or other hazardous materials, are strictly prohibited. Report any such incidents to the Community Team immediately.
- You are responsible for your personal belongings. Second Home is not liable for lost, damaged or stolen items.
- Found an item and you are not aware who it belongs to? Please hand it to the Community Team. Lost and found items are stored for a maximum of 30 days and will be disposed of, if unclaimed.
Access & Security
At Second Home, your safety and well-being are our priority.
Members can access their designated Second Home location at the between the following times;
- Spitalfields (excluding Bank Holidays and Christmas): 24/7
- Holland Park (excluding Bank Holidays and Christmas): Monday, Tuesday and Friday: 8.00am & 9.00pm, Wednesday & Thursday 8.00am & 10pm, Saturday: 10.00am & 4.00pm
This flexibility allows Members to work when it suits them best. The Community Team are available from 8am to 10pm, Monday to Friday , ensuring assistance is available during regular business hours (excluding Bank Holidays and Christmas).
- You can only gain entry to a Second Home space via an Access Fob or via the Second Home App. Please do not allow others to access any Second Home spaces without swiping their own Access Fob or using the App. If someone follows you into a Second Home space without the App or using an Access Fob, please direct them to the front desk or notify the Community Team. Hot desks, breakout spaces, and common areas are available on a first-come, first-served basis. During peak times, these areas may be busy, so please plan accordingly.
- Access Fobs may be issued to Members at the Community Team’s discretion and lost Access Fobs will incur replacement fees. Access Fobs are non-transferable and must not be duplicated. For security reasons, never share your Access Fob or credentials with others.
- All Access Fobs must be returned on the last day of Membership to avoid charges and your access credentials will be removed from the Second Home App. Failure to return Access Fobs will result in fees being deducted from your deposit.
- Members are responsible for items provided by the Community Team and liable for replacement costs if lost or damaged. This includes items such as chargers, adapters, and other equipment.
- For security, certain areas of Second Homes spaces are monitored by CCTV. Footage is stored for 30 days and may be shared with authorities if needed.
Guests & Visitors
We love welcoming new faces, here’s how to ensure a safe & friendly space for all.
- Please refer to your Membership contract for your guest allowance details. Guests are permitted in your Chosen Location between 9am & 5pm. Please ensure all Guests adhere to these Home Essentials guidelines.
- For additional Guest visits, please book a meeting room or purchase a day pass.
- All Guests must be pre-registered through the Member Portal or Second Home App. On arrival, Guests must check in at the front desk, where we will notify you of their arrival. This helps maintain a secure environment and complies with health and safety regulations.
- Members must collect their Guests upon arrival and accompany them at all times. Guests should not be left unattended in any part of the workspace and are not permitted to use our spaces after their visit, including after a meeting room booking.
- To maintain security outside of regular business hours, Guests are not allowed into any Second Hom space before 9am, after 5pm, on weekends, or during Bank Holidays and Christmas.
- Guests are not permitted to bring dogs or children under the age of 18 into any Second Home space, unless prior written permission is provided by the General Manager.
- As a Member, you are fully responsible for the actions of your Guests. You may be liable for any damage caused to Second Home premises or other Members’ property by your Guests. We reserve the right to restrict Guest access if these guidelines or the terms of your Membership agreement are violated.
Meeting Rooms
Creative spaces for every meeting, designed to inspire and connect. Here’s all you need to know.
- Members must reserve meeting rooms in advance through the Member Portal or Second Home App. This ensures availability is up-to-date and helps with proper scheduling.
- Some Memberships come with a monthly meeting room allowance, which is capped per calendar month and only usable at your Chosen Location. These credits are non-transferable and cannot be sold or shared with others.
- If you need to cancel a meeting room booking, please do so more than 24 hours in advance, to receive a full credit or refund as per your original payment method. Cancellations made within 24 hours of the booking will incur a full charge, payable by cash or credits.
- To make changes to your meeting room booking, please do so using the Member Portal or Second Home App at least 24 hours before your scheduled meeting room time. Any changes requested within 24 hours, are subject to the Community Team’s discretion, and additional fees may be incurred.
- Our minimum booking period for a meeting room is 30 minutes. Please vacate the room promptly after use to respect the next booking. If a room isused without a booking or beyond the allotted time, the Community Team may ask you to leave and charge your account for the extra time.
Please help us keep the rooms tidy by clearing up after use.
- All Authorised Representatives listed in your team on the Member Portal can book meeting rooms for your business. If you’d like to change these permissions, your Team Admin can adjust this in the Member Portal. Remember, you’re accountable for any borrowed equipment and any damage caused by you, your Authorised Representatives , or your Guests.
- Sometimes, unforeseen circumstances may affect your meeting room booking. If we need to make any changes, we’ll let you know as soon as possible. You can cancel without any charge, and any pre-paid amounts will be credited to your account.
- We may be able to provide catering services via our La Despensa cafe depending on the timing of your meeting or event. Please get in touch with the Community Team for more details.
Day Passes
Creative spaces for every meeting, designed to inspire and connect. Here’s all you need to know.
- Day passes must be booked in advance through our website, the Member Portal or Second Home App to guarantee availability. Walk-ins are welcome but subject to space on the day, so it’s best to plan ahead.
- Day pass users are not permitted to use our member-only services, such as bike storage, printing, mail handling, lockers or pet access.
- When you purchase a day pass or multiple day passes you will be required to book the day(s) and Second Home location you wish to access, in advance.
- All Day Passes must be booked and used within three months from the date of purchase.
- Day passes are valid for use at your selected location and are non-transferable. They cannot be shared or resold, and must be used within the day for which they are purchased.
- If you need to cancel your day pass, please do so at least 24 hours in advance to receive a full refund via your original payment method. Cancellations made within 24 hours will be non-refundable, so please be mindful of your booking.
- Day pass holders enjoy full access to our hot desks, shared spaces, and community areas from 9:00am to 6:00pm, Monday to Friday, subject to availability (excluding Bank Holidays & Christmas period). Meeting Rooms and other facilities may require separate bookings. You can manage these through the Member Portal or Second Home App. Be sure to vacate your workspace promptly at the end of the day or if another booking is in place.
- All Authorised Representatives listed in your team on the Member Portal can book day passes for your business. If you’d like to change these permissions, your Team Admin can adjust this in the Member Portal. Remember, you’re accountable for any borrowed equipment and any damage caused by you, your Authorised Representatives , or your Guests.
- If you’d like to have a Guest visit you at your Second Home location, you must purchase an additional Day Pass for them (subject to availability) or book a meeting room for the duration of their visit (in this case, you won’t need an extra day pass). As with all members, you’re responsible for any damages caused by you or your guests during your stay.
- If we need to adjust your booking for any reason, we’ll let you know as soon as possible and offer an alternative or full credit towards future use. Day pass holders should review the General Terms & Conditions for further information on day pass access and usage.
Roaming & Resident
To create a welcoming and enjoyable environment for everyone, we ask that you follow these guidelines when using our Roaming and Resident spaces.
- Please use headphones for any music or audio to avoid disturbing other community members and Guests nearby. Virtual calls and meetings should be held in private studios, meeting rooms, or phone booths to maintain a quiet workspace for all.
- Large or formal meetings are best held in our designated meeting rooms. This helps keep our roaming and resident areas calm and focused for everyone.
- We kindly ask that chairs are not moved between pods, corridors, Resident, Roaming, common areas or meeting room areas without prior authorisation from the Community Team.
- To keep Second Home spaces enjoyable for everyone, we maintain a ‘clean desk’ policy. Please keep your desk organised and free from obstruction to ensure a smooth experience for our Housekeeping Team and Guests.
- We appreciate your help in keeping our Roaming & Resident spaces tidy. Please keep your desk area free of clutter, and avoid placing boxes under tables, as this can take up valuable space. Use the recycling bins where possible and help us maintain a clean and organised environment for everyone.
- Resident and Roaming desks, as well as common areas, should not be used for storage. If you need additional storage space, reach out to the Community Team to explore available options. To keep all spaces neat, any improperly stored items may be removed.
- To maintain the flexibility of our Roaming area, please avoid setting up desktop computers or large monitors. If you require a permanent computer station, you may be able to upgrade to a Resident Desk — just ask the Community Team for more details.
- Don’t forget to remove all your belongings from the Roaming area at the end of the day, any items left overnight may be cleared and discarded by our Housekeeping Team. Unfortunately, we cannot accept liability for any items removed.
Common Areas
How to make our shared spaces work for everyone.
- Our breakout spaces and phone booths are to be enjoyed by everyone and are for temporary use and not as a place for continuous, everyday work.
- Headphones for calls and music must be used to reduce noise when working from our roaming and resident spaces. Lengthy or loud calls should be made from phone booths to avoid disturbing others, and you may be asked by the Community Team to do so.
- Keep it Clean! Please be considerate of the wider environment and all those who work in our spaces, including our Housekeeping Team. Always clean up after yourself.
- Dirty crockery and cutlery should be placed in the dishwashers or orange carts after use, and all appliances should be used with care.
- Please only store your food and drink items in fridges and cupboards labelled for Member use.
- Please remove any out-of-date food as necessary and please keep your food in communal cupboards & fridges in airtight containers. Our Housekeeping Team clear perishable foods from the fridges and cupboards every Friday evening and conduct a complete clean-out once a month.
- We have thousands of plants throughout Second Home and a team of dedicated gardeners, who look after them. Please don’t water the plants yourself, as this can damage them. If you notice a plant is looking a little sad, let the Community Team know – the gardeners will be sure to look after it.
Pets & Children
Balancing our furry Friends and little ones.
Dogs:
- We love furry friends, but we want to keep the space comfortable for everyone. Only full-time Members may bring Dogs into the space. Dogs belonging to meeting room and day pass users or guests are not permitted.
- If you are a full-time Member you’d like to bring your dog, please check with the Community Team in advance and ensure your dog’s vaccinations are
up to date.
- Dogs must be kept on a lead at all times, unless they’re in a Private Studio. The owner is responsible for cleaning up after their dog and ensuring they
don’t disturb others. We may need to revoke dog permissions at any time.
- Please note that Second Home and our team are not liable for any injuries, or damage caused by your dog and cleaning fees or costs for any damages
may apply.
Children:
- Children under 18 are not permitted in any Second Home spaces. We understand there may be times when parents need to bring their little ones along to a meeting. If this is the case, please contact the Community Team directly, who may be able to provide access in exceptional circumstances.
IT & Tech Services
How to stay connected & secure when using our IT services.
- Please use the internet, network, and shared devices (like printers and meeting room AV equipment) responsibly and legally. This means:
- Respecting intellectual property and not sharing copyrighted material without permission. Avoiding transmitting or storing inappropriate or harmful content, such as anything defamatory, discriminatory, or illegal.
- Avoiding any activities that could compromise our network security, such as hacking, spreading malware, or unauthorised access to Members and Guests’ accounts or the network’s resources.
- Refrain from using torrent sites or engaging in excessive peer-to-peer file-sharing that may violate copyright laws or consume excessive bandwidth.
- Using the Membership Portal, App, Member Directory, and Discussion Boards respectfully. We monitor these spaces to keep them positive and professional—no spamming or inappropriate behaviour, please!
- Keeping your login details and devices secure. Please don’t share your passwords with anyone and ensure devices have up-to-date antivirus software and security patches.
- Adhere to reasonable usage limits. Avoid activities that use a lot of bandwidth, like large file downloads, torrents, or non-work-related HD streaming. We may monitor network usage and, if necessary, limit access or reduce bandwidth for activities that impact the network’s performance.
- Members and Guests must not engage in any activity that could harm, damage, or disrupt the network, shared devices, or services provided by Second Home. This includes, but is not limited to:
- Tampering with, dismantling, or trying to fix shared equipment without permission Connecting unauthorised devices, like network switches or personal routers to the network.
- Running servers or hosting services that generate excessive traffic or compromise network security.
- Log out after using shared devices, and don’t leave personal data stored on shared devices.
- Don’t unplug or move shared devices without getting approval from the General Manager.
- If you encounter any tech issues, security concerns, or suspicious activity, please report it to theSecond Home IT Support Team right away. Violations of these rules could lead to restricted access, membership termination, and, in serious cases, legal action. We reserve the right to charge for any damages caused by misuse of equipment or services.
Member-Only Services
How to make the most of your Member-only benefits.
Our Member-only services are not available for external meeting room users, guests, day pass or studio day pass holders.
Post & Deliveries
- We’re happy to accept mail and small parcels during business hours. If you’re expecting something large or valuable, please let the Community Team know in advance, so we can make the necessary arrangements. We may not be able to accept items that can’t be safely stored due to space or safety limitations.
- Delivery personnel and couriers are only allowed up to the front desk unless the General Manager grants permission. You’ll be notified when your mail arrives and asked to sign for it upon collection.
- Please pick up your items within 48 hours – uncollected items may be returned, stored for a fee, or disposed of at your expense. We don’t offer mail forwarding and won’t hold mail after your Membership ends, so please make sure to update your address.
- While we do our best to keep your mail safe, we can’t be held responsible for any loss or damage to held
items and may refuse packages that don’t meet our guidelines.
Storage
- Lockers are available for rent at select locations for a small monthly fee. Keep them clean and don’t store anything perishable or any as weapons or hazardous materials.
- If you lose your locker key, you’ll be responsible for the cost of replacement.
- We may inspect or remove items from lockers if we suspect any misuse or if your Membership ends without clearing them out. Any unclaimed property will be disposed of, and we cannot accept liability for any loss.
Printing
- Printing is free, but in line with our sustainability policy, we encourage you to print only when absolutely necessary and keep it to a minimum.
Parking and Bike Storage
- Whilst we don’t have car parking spaces, bike storage is available on a first-come, first-served basis. Bikes are stored at your own risk, and for safety reasons, electric bikes or scooters are not allowed in any area of the space. We may remove any items stored that pose a risk and do not accept responsibility for any damages.
Photography & Filming
Guidelines for photography and filming within our workspaces.
- We love to showcase the vibrant community at Second Home, so we may take photographs or videos for marketing purposes. By using our locations, Members, Guests and anyone using any Second Home space consent to potentially being included in these images.
- If you’d like to use any of our images, please make a request in writing to the General Manager, including a copy of the images you wish to use.
- Want to take your own photos or videos? No problem! Just ask for a photography/filming request form to obtain prior written consent from the General Manager. If your images are for public use, you’ll also need prior written consent from our Marketing Team.
- When filming or taking photos, please ensure you do not capture the screens of others working in the space, to maintain everyone’s privacy and confidentiality.
- Please remember that all images, materials, and content created by Second Home are our property, and are protected by intellectual property rights and belong exclusively to us or our content providers. You may not use or distribute without prior written permission from the Marketing Team.
Alcohol & Illegal Items Policy
How to responsibly enjoy everything our workspaces have to offer.
- Members and Guests of legal drinking age are welcome to enjoy alcohol responsibly. However, it’s important to ensure that no one under the legal drinking age consumes alcohol at any Second Home location.
- All Members and Guests must comply with local laws and licensing restrictions at all times. Please remember that disruptive behaviour while under the influence is not acceptable and goes against our community values.
- The use, possession, or distribution of illegal drugs is strictly prohibited in Second Home spaces. This includes any controlled substances without a valid prescription.
- Illegal items, such as weapons, hazardous materials, or prohibited substances, are not allowed. If found, you will be required to remove such items immediately, you may be reported to the police and legal action may be taken if necessary.
- All Members are responsible for ensuring that their Guests follow these rules. This includes monitoring alcohol consumption and ensuring no one brings or uses illegal drugs or items in any Second Home space.
- To maintain a safe environment, failure to follow these guidelines may result in disciplinary action, including termination of Membership or involvement of the police. We reserve the right to take necessary measures to keep our community safe.
